An electrical inspection is a full checkup of your home's electrical system: the panel, the service entrance, the wiring, the devices, and the protection. You get a written report of what we found, what is fine, what needs attention, and what is urgent.
Inspections are for buyers, sellers, renovators, and anyone living in an older home who wants to know where they stand. In a city with this much older housing stock, it is one of the smartest calls you can make.
What We Check
Every inspection covers the full system, top to bottom:
- Service entrance, meter equipment, and grounding — including salt-air corrosion near the water.
- Panel condition, breaker types, available capacity, and signs of overheating.
- Branch wiring type — aluminum, cloth-insulated, or modern copper — and its condition.
- Outlets and switches — grounding, GFCI protection, and correct wiring.
- Smoke and CO detector coverage and age.
- Surge protection — whether any exists and whether it is adequate.
Buying an Older East-Side Home?
El Cid, Flamingo Park, Northwood, and Grandview Heights are full of beautiful homes with electrical systems installed decades ago — and modified by several owners since. A general home inspection flags the obvious; an electrical inspection goes deeper.
We find the aluminum wiring, the ungrounded outlets, the full panels, and the DIY additions, and we put it all in writing with recommended fixes and priorities. That report is leverage at the negotiating table and a roadmap after closing.
4-Point Inspections for Insurance
Florida insurers increasingly require 4-point inspections on older homes, and the electrical portion is one of the four. We perform the electrical section: panel condition, wiring type, and hazards.
If the inspection turns up issues your insurer flags — an outdated panel, aluminum wiring without proper remediation — we can also do the corrective work. One company for the inspection and the fix.
Before You Renovate
A kitchen remodel, an addition, or a pool project all start at the panel: is there capacity, is the wiring sound, is the grounding adequate? Finding out mid-renovation is expensive.
An inspection before the renovation starts tells your contractor what the electrical system can support and what needs upgrading first. We coordinate with your GC so the electrical scope is settled before demolition.
Common questions
What does an electrical inspection cost?
We quote the inspection before we come out, in writing. The price depends on the size of the home; call (561) 786-1337 for a quote.
How long does an inspection take?
Most residential inspections take one to two hours. You get a written report of findings with priorities.
Is this the same as a home inspection?
No. A general home inspection covers the whole house at a high level. An electrical inspection goes deep on the electrical system specifically — the panel, wiring, devices, and protection.
Do you do 4-point inspections for insurance?
We perform the electrical portion of 4-point inspections, and we can do the corrective work if the insurer flags issues.
